Collateral: Pre-Fund - Value Check Advisory Report (VC)

 The VC report is intended to specifically address the reliability and adequacy of the data presented in the appraisal report as well as any noted property deficiencies to determine the reliability and credibility of the value conclusion. The VC report is completed by an experienced review appraiser and is presented in a straightforward narrative format. The report is typically delivered within four hours of order and includes integrated, supporting public record research in grid format and satellite mapping. The expeditious and cost effective nature of the report helps speed along the transaction and saves time and money by identifying high-risk valuation reports within hours of their completion.

Collateral: Post-Fund - Portfolio Appraisal Review

In today’s market many investors are looking to purchase REO portfolios. Whether you are packaging your portfolios to sell off or looking to purchase the portfolios CMS Property Services, Inc. offers due diligence.  Our portfolio review can be used to set the sale price of the portfolio or negotiate for a better price. Whether the loans are performing, non-performing, scratch & dent or newly built developments, these are a few of the factors that determine the price for the portfolio. Many of the loans within your investor's REO package may only have dated appraisals and it is imperative, given that many markets across the U.S are declining, that secondary valuations are ordered, if it is has not already been done so. Sellers typically provide secondary valuations in the loss mitigation process, however these are only opinions and it is further necessary to reconcile, between the numerous valuation products. CMS incorporates the reconciliation commentary within the portfolio review, which consists of thoroughly analyzing the valuation products within the portfolio in conjunction with MLS listings, AVM data and economic factors to determine the most probable current market value.

Collateral: Pre or Post-Fund - Value Check Reconciliation Report (VCRR)

The VCRR is a mitigation analysis between two (2) or more valuation products and is utilized to assist in determining the most probable current market value or “30 day quick sale” value if desired. CMS is aware and recognizes that appraisals and BPO’s are opinions of values and for this reason we offer a value reconciliation process that compares multiple valuation products in conjunction with current sales and listings. Given the many markets are declining AVM data and sales may not be the most reliable in determining CURRENT market value; therefore, we incorporate the most competitive active listings in the analysis. CMS Property Services, Inc. employs experienced, nationwide collateral review appraisers and market analysts who will provide you with a detailed narrative review of all valuation products in your file to determine the relevance of the comparable data. Any risk factors within the appraisal and/or BPO, which may reduce the reliability/credibility of the value conclusion, are noted in the VCRR in narrative format. The report also includes integrated comparable sales data in grid format and satellite mapping.
