Our vendor management department receives 100’s of emails and phone calls each week; the most common questions and answers are:

Q: How do I update my profile including fees and license information?

A: Please resubmit a vendor sign-up form. The updated information will be added to the new database.

Q: What is my user name and login id?

A: CMS is in the final stage of development of a vendor portal. At a future date, all vendors will be able to login and view their individual profile, update license information, fees and upload current documents.

Q: I signed up, but I am not receiving CMS emails.

A: Please ensure VendorMgmt@cmsps.net and orders@cmsps.com is on your safe senders list or check you spam box. If you are still not receiving our emails, please complete a vendor inquiry form found here.

Q: When will I receive my first order?

A: CMS has no way to determine when or where client orders will be. Further, order availability depends on the number of vendors in your respective market area, your experience and the competitiveness of your fees. You may update you profile at any time as noted above.

Q: Do you need vendors in…

A: Although CMS currently has a vast vendor database, CMS is always looking for experienced, accurate and competitive appraisers, nationwide.

Q: How long until I get paid?

A: CMS issues payment within 15-30 days after the completed report is accepted by our quality control department.

Important Requirements for All Completed Orders

Valuation Network Vendors - Appraiser/BPO Provider

Please do not accept an order unless you can complete the order by the indicated due date. Not completing an individual order by the indicated due date may delay the transfer of a larger portfolio of properties.

Turn-around times and vendor communication are extremely important; initial contact must be made within 24 hours.

CMS requires a Vendor Order Status Update when the inspection is set, when the inspection has been completed and/or if contact has not been made within 24 hours of receiving the full CMS order.

Failure to meet the indicated order deadline may impact future order assignment and may result in removal from the CMS vendor database.

Please read the order in its entirety and adhere to all client specific requirements and guidelines with regard to required photos, type of value required, required documentation and the due date of the report.

All reports must include a copy of your license, E & O insurance declarations page and resume.

Invoices must be uploaded separately from final report.

Vendor Sign Up - Home Inspector

During the course of CMSdue diligence services, we often uncover potential issues that require a home inspection. CMS is accepting submissions for our nationwide home inspection database.

 

Property Verification Sign Ups

CMS is now accepting submissions from existing vendors to take and upload digital exterior photographs of residential properties nationwide. No professional analysis is required, just prompt attention and response to client orders.

EXISTING CMS VENDORS ARE PRE-APPROVED FOR THIS OPPORTUNITY AND WILL BE GIVEN PREFERENTIAL ORDER ASSIGNMENT OVER NON- LICENSED MEMBERS OF THE DATABASE.

 

Collateral Valuation Review / Market Analyst Positions

In addition to nationwide appraisal and BPO management, CMS offers pre and post-fund collateral valuation review services and custom market analysis report.

CMS is currently accepting applications from experienced collateral valuation reviewers and market analysts including BPO reconcilers, pre-fund/post fund appraisal reviewers and market analysis report providers, nationwide.

Applicants must have prior experience and are required to submit work samples.

FNMA 1004MC Addendum

All appraisal reports are required to include the new Fannie Mae 1004MC form. Please update your profile to include your fee for completing this form.

CMS has developed a comprehensive field inspection form to assist the data collection process for both new and experienced appraisers. The forms were developed by a team of experienced appraisers to ensure recording of all pertinent property features for interior/exterior appraisal reports.

Search for Pre-Foreclosures

CMS offers a search engine that locates pre-foreclosure, auction and bank-owned and for sale by owner residences nationwide through our website. The service is free at the basic level and includes valuable information on foreclosure activity nationwide.

The database is searchable by zip code, city, state or subject address. The information can be utilized to increase the quality of your reports or to search for investment opportunities.
